
Manufacturing Company Receives PILOT Agreement for Facility Acquisition
DMP’s Deer Street, Dunkirk Location to be Acquired by CCIDA
JAMESTOWN, N.Y.: — A series of recent actions taken by the County of Chautauqua Industrial Development Agency (CCIDA) Board of Directors is paving the way for Dunkirk Metal Products of WNY, LLC (DMP) to consolidate operations and grow their business in Chautauqua County.
At meetings held at the CCIDA, the CCIDA Board approved the sale of its 40,000 square foot facility located at 3575 Chadwick Drive in the Town of Sheridan and also a Payment in Lieu of Tax (PILOT) agreement whereby real property taxes will now be collected with a gradually increasing payment schedule over a period of 12 years. Temporary sales tax abatement related to improvements and mortgage recording tax abatement will also be provided to the company, if needed. In a related action, the Board also approved the eventual acquisition of the company’s 795 Deer Street, Dunkirk location.
CCIDA Administrative Director Bill Daly expressed his support for the project stating, “Dunkirk Metal Products has been a valued manufacturer and employer in Chautauqua County for over 60 years. Under new ownership, they are addressing every opportunity to grow and expand the business. This new facility will provide the space they need to innovate, expand and grow their workforce for years to come. In addition, through the PILOT agreement Real Property Taxes will once again be collected on this property, which is a major benefit to the Town of Sheridan, Dunkirk City School District, and Chautauqua County.”
When the company began its search, representatives contacted both the City of Dunkirk’s Department of Development and the CCIDA for assistance in identifying suitable space. In a collaborative effort by the two entities nearly 20 sites were identified in the company’s target area. After thorough consideration of all the sites suggested, the company’s top two choices were an expansion at their Deer Street location or acquisition of the Spec Building in the Chadwick Bay Industrial Park. They later determined the Chadwick Bay building would be the best fit for consolidation, centralization, and future growth of the business.
Joseph Shull, President of Dunkirk Metal Products of WNY, LLC, explained the Brocton facility will be relocated first to their new building, and the Dunkirk facility will be relocated shortly thereafter. Shull remarked, “Our relocation to this larger facility will allow us to become more efficient, more competitive, and ultimately grow the business and our employment to new levels. We are really excited about the opportunity this move creates for Dunkirk Metal Products.”
As part of the sale agreement, the CCIDA agreed to assume the lease and will eventually take the option to purchase DMP’s 795 Deer Street, Dunkirk location. According to Daly, this facility will be marketed for sale by both the CCIDA and the City of Dunkirk. Daly went on to describe the space, “This is a 12,000 square feet manufacturing facility located in an industrial district with approximately 2,000 square feet of office space. Production area ceilings are 16-18 feet high, which can be hard to find. Shipping and Receiving includes two at-grade doors, and the entire facility offers above average curb appeal for industrial space.” Daly continued, saying that 10,000 – 15,000 square feet of space is a common request of companies looking to expand or relocate in Chautauqua County.
Commenting about the project, Chautauqua County Executive Gregory J. Edwards said, “This is another example of the great work performed by the CCIDA. It was a lengthy, coordinated effort to help the new owners of Dunkirk Metal Products expand in our community and I am very pleased with the outcome.”
